At the end of 2020, the average cost per square meter in the primary housing market of St. Petersburg amounted to 156.6 thousand rubles – plus 12.6 percent compared to January 2019. In the Leningrad region, this figure rose to 99.1 thousand rubles. This is stated in the material of the CIAN service, which came to the disposal of “Lenta.ru”.
A decrease in cost was observed in early 2020 due to quarantine. However, already in May, after the launch of the preferential mortgage program at 6.5 percent, apartment prices in new buildings began to rise. As a result, with the attraction of housing loans in the region, 63 percent of such transactions were concluded, compared with 50 percent in 2019.
Experts name the most popular residential complexes in St. Petersburg as “Clear Sky” (the average transaction budget was 4.1 million rubles), “Sunny City” (3.6 million rubles) and “Northern Valley” (3.6 million rubles). In the region, the most popular were the residential complex “Severny” (Murino) – 3.5 million rubles, “Moy Mir” – 2.3 million rubles, as well as “Yasno Yanino” – 3.4 million rubles.
At the same time, realtors recorded a drop in demand – it decreased by 6.5 percent compared to 2019 (last year, 97.8 thousand equity participation agreements were signed). However, despite the negative dynamics, it was in 2020 that the absolute record for the number of transactions per month in the entire history was updated. In total, 12.75 thousand preschool educational institutions were registered in St. Petersburg and the Leningrad Region in November, 15.3 thousand preschool educational institutions were registered in December, while in 2019 and earlier the maximum monthly indicators were at the level of 10 thousand transactions.
